Apps on Android are so shitty and poorly optimized, what makes you think that those apps will work good on Chromebooks.

No, this list is not necessary. Not everyone needs all of these features (except price).
But will i be able to install windows 10 on it as MacBook's allows us with Bootcamp app.

Eve (the codename for what is likely Google's upcoming Pixel Chromebook) is already known to feature these things from the commits, so yes, it's going to be a great device.
